Best Real Estate Agents in Fort Hood, TX

Real Trends LogoObviously “best” is subjective.

An agent who fits one buyer or seller perfectly might be anathema to another.

But if there is no way to quantify “best”, it is possible to look quantify the # of transactions per year, also referred to as number of sides, or “units sold” (either as a buyer’s agent or a listing agent).

Below is what RealTrends.com has available on info for Fort Hood area agents in 2015.

List of Top Fort Hood Agents

For many reasons, it is extremely difficult to determine exactly who the top real estate producers are.  A lot of homes sold, especially those with builders, are not entered into the MLS and therefore don’t count when culling statistics.  Commission structures are also not collected by the MLS, so what agent’s actually earn on each transaction is private information.

Teams

Sometimes agents work as part of teams, but that fact might not be prominently broadcasted or reflected in RealTrend’s rankings.  Also, teams refer to groups with multiple licensed professionals.  Many top producing agents have assistants or other non-licensed staff, but still count as an “individual”, not a team.

Foreclosures and Builders

The number of units sold can be a little misleading.  Many of the top agents on that metric are agents who represent either builders or foreclosures.  These are often “discount” listings at a fraction of the normal commission, but still shows up as a transaction.  Most of the agents on this list work with foreclosures (The Salas Team) or builders (Jean Shine, Grace Sanchez and Vernon MacHardy).  Even though it may “juice” the number of units sold, top producing agents often work with either builders or foreclosures.

The Queen of Killeen

What is beyond doubt, however, is that Jean Shine is the top producing agent in the Fort Hood Area with an annual volume of over $60M in homes bought and sold.

Buyers or Sellers?

The real estate cliché is that top producers make their money on listings.  It is absolutely true that successful agents usually have a strong presence in the listing market, as these agents all do.  But many still work often with buyers.  I would estimate it actually works out to about a 50/50 split buyers and sellers, excluding foreclosure and builder listings, even among top agents.
