Fort Hood's HOA Neighborhoods

Some people are looking for them. Others are trying to avoid them.

Home Owners Associations.

Most neighborhoods in the Fort Hood area are not HOA neighborhoods.  Unlike HOA fees in the pricey coastal communities exhibited on HGTV shows, Central Texas HOAs tend to be very affordable – as you will see, around $30-$40 a month.  It is often a great value for the money, as these communities tend to have better amenities and more stable home values.  I am certainly a fan of several of these neighborhoods.

If you are anti-HOA, I would pause and at least consider some of these communities that Fort Hood has to offer.

These HOA communities are not just for rich people, either.  While they are all predominantly comprised of homes well above the average 2017 Fort Hood home price of around $134,000, homes in some of these communities can be had for not much more than that, ranging from roughly the $140,000s and up.

So here is the short and skinny of the neighborhoods in the Fort Hood area with HOAs.

This information is current as of this writing and to the best of my knowledge.  Please consult each neighborhood’s references for updated and detailed info on each HOA.

Nolanville – Bella Charca

HOA Fees: $250 initial fee, $40/mo.
Bella Charca features many custom home builders, like Cameo Homes, Manning Homes, Ben Atkinson, and Eagle Ridge, as well as higher end spec builders like Carothers.  Many of the lot sizes in Bella Charca are a little larger, up to half an acre.  There are plenty of homes already sold, but the builders still have quite a few lots and are continuing to build.

Harker Heights – Quail Estates

HOA Dues: $25/mo

Quail Estates is snuggled in the hills of southern Harker Heights, near Dana Peak Park and Stillhouse Hollow Lake. The community is comprised of D R Horton and Continental homes, who finished building the neighborhood in 2014.  Homes are larger, 2100-3500 sq. ft., and nearly all on half acre lots.

Harker Heights – Bella Vista

Killeen – Spanish Oaks

HOA Fees: $25/mo
Spanish Oaks is on the SE side of Killeen and adjacent to White Rock Estates.  The community is comprised entirely of homes by D R Horton, who finished building in the neighborhood in 2014. The HOA pays for the community park.

Killeen – Yowell Ranch

HOA Fees: $33/mo
Yowell Ranch is on the outskirts of town (currently) on the SE side of Killeen.  Builders still active in the community include Stylecraft, Centex and D R Horton.  Ashton Woods also built in the community before pulling up shop in the Killeen area. You probably get the most bang for your buck in this HOA, as it comes with a larger park with jogging trail, community pool, splash pad, playground and basketball courts.

Killeen – The Falls at Fox Creek

HOA Fees: $37.5/mo
The Falls at Fox Creek, or just “The Falls”, is the oldest HOA in the Fort Hood area (though it’s not that old), an established gated community where many of Killeen’s most established residents live (i.e., those families going back in Killeen before the Army), including Killeen’s current mayor.  Home turnover tends to be extremely low.  It is just north of Highway 190 behind the Home Depot.

Copperas Cove – The Reserve at Skyline Mountain

The Reserve features custom builder homes like Dustin Paul Dewald and Jeff Dewald. Located just past Mesa Verde on Skyline Mountain, the homes are generally spacious single story homes overlooking Copperas Cove or the valley to the west, with some amazing views!

Outside the City Limits – River Ridge Ranch

HOA Fees: $37.5/mo
Fort Hood Royalty.  River Ridge Ranch (or just “River Ridge”) is about as pricey as the Fort Hood area gets.  Nestled along the beautiful Lampasas River, this gated community sells in the $300,000s to north of $500,000.  Homes are nestled throughout the sprawling hills on large lots, most with several or more acres, but still convenient to the expanding Highway 195 for a quick trip north to Killeen or south to Georgetown and Austin beyond.  It includes a large park with walking trails along the Lampasas River.  There are still many empty lots for sale, ready for new custom built homes.
